In the time that Central Services took over maintenance at the fairgrounds we have monitored the inability for the Air Handling units to cool the commercial building and noted poor performance and a very noisy set of compressors as well as troubling vibrations from the units. This year we planned on having them looked at before beginning the cooling season. The compressors became extremely noisy as we began performing the spring maintenance in preparation for upcoming events. As I have recently had poor experiences with local HVAC companies, I asked the McKinstry service team to look at the compressors, they performed a full diagnosis of the air handlers and provided a quote for service. It was noted that at some point in the past (no one can seem to find out when or who) a stop leak product was introduced into both air handlers which likely caused the failure of the compressors and the condenser fan motors. As we had the Crab feed expected within two weeks and the availability of parts considered difficult I spoke with Commissioner Carter who agreed that we should perform this work and consider it an emergent need. McKinstry provided a quote of $10,200 and while completing the work discovered further issues as new parts were installed exposing other parts that needed to be replaced totaling $2,400 more. The total cost of the work is $12,600 and basically, completely rebuilds both air handlers. It has also been discovered that these units were installed improperly and that we cannot access the economizer sections of either air handler which we need to be able to access. I have asked McKinstry to provide a price for raising these units off the ground and onto stands, we would then need to repair improperly installed ductwork so that we could access those areas of the air handler.
