RECITALS A. THE LESSOR and THE LESSEE entered into the lease ("Lease Agreement") dated July 29, 2019, for the premises ("Premises") located at a portion of 306 Beech St., Moses Lake, Washington a gt more particularly described as follows: Lots 1 through 7, Guffin Tract No. 2, according to the plat thereof recorded in Volume 2 of Plats, page 107, records of Grant County, Washington. Parcel Nos. 09-1578-000; 09-1579-000; 09-1580-000; 09-1581-000; 09-1582-000. 000, 09-1583 - • 09-1584-000 More specifically this lease is for Suites A and B, consisting of approximately 1950 s . ft.; P y q ,and the common area (hallways and bathrooms) consisting of approximately1025 s . ft. Th q e bathrooms and hallways are subject to the access and use by the tenants of Suites C D and F. B. THE LESSOR and THE LESSEE desire to amend the Lease Agreement on the terms and conditions set forth in this Lease Amending Agreement ("Amended Agreement"). THEREFORE IN CONSIDERATION OF THE LESSOR and THE LESSEE agreeing g g to amend their existing Lease Agreement, and other valuable consideration, the receipt and sufficient of which p y whis hereby acknowledged, both parties agree to keep, perform, and fulfill the promises conditions and agreements below: AGREEMENT 1. AMENDMENTS 1.1 EXPANDED LEASED PREMISES: Commencing upon entry of this Amended Agreement, eement, Premises is hereby amended to include the addition of Suite C and F at the same location as Premises. This well be the Expanded Leased Premises. The additional leases ace in Suite C is approximately p pp oximately 150 rentable square feet and Suite F is approximately 20.0 rentable square feet. From and after er entry of this amended agreement, the Expanded Leased Premises will contain approximately 16,960 rentable square feet of space. No penalties, costs, or fees shall be assessed for the back rent from October 1, 2020 through May 31, 2021. THE LESSEE agrees to pay THE LESSOR the rent due within 60 days of entry of the Amended Agreement. 2. NO OTHER CHANGE Except as otherwise expresslyprovided in this Amended Agreement, all of the terms and conditions of the Lease Agreement remain unchanged and in full force and effect. 3, INCORPORATION This Amended Agreement incorporates and is subject to the Lease Agreement. 4. MISCELLANEOUS TERMS Capitalized terms not otherwise defined in this Amended Agreement will have the meanings ascribed to them in the Lease Agreement. Headings are inserted for the convenience of the parties only and are not to be considered when interpreting this Agreement. 5.
