If you move out prior to the end of your agreement term, your notice does not act as a release of liability and you are still responsible: for rent through the entire term of your agreement, Ifyou require an extension beyond the scheduled departure date, please call Paragon In advance of the scheduled check out date. Paragon will make every effort to accommodate your request but cannot guarantee the apartment will be available. The Guest must be prepared to leave by 11AM on the original check outdate if we are unable to extend the stay. DV7 Initial No-Smiaking Policy. All apartments are non-smoking including any patios or balconies. The Guest/Lessee may only smoke in designated areas per community requirements. Guest/Lessee acknowledges this is a non,,smoking apartment, and property, and Guest/Lessee agrees to pay any cleaning fees tied to the removal of smoke. e, odors. Apartments exhibiting smoke odors will be subject to a minimum charge of $500,00 and additiona-I charges maybe assessed for'damage to furniture, carpet counters and other contents of the apartment. Any use of e -cigarettes or v4porizing/vaping substances of any kind is prohibited and shall constitute smoking for the purposes, of this section. Furnishings/Utilitles. Guest/Lessee acknowledges the agreement. includes furniture and housewares, basic cable or streaming services, internet, water, sewer, garbage, gas and electric. The Guest/Lessee agrees to be responsible 'for charges made to the phone, cable or internet t services, and damage to, or loss of cable or internet modem equipment. Phone services are not Included unless requested. Guest/Lessee acknowledges that 911 emergency service will not be Included. Guest/Lessee shall then contact Paragon. Guest/Lessee does not treat any of the property owner's security measure, as an express or implied warranty of security, or as a guarantee against crime or.of reduced risk of crime. Unless otherwise provided by law, Paragon is not liable to Guest/Lessee, permitted occupant or any guests or occupants for injury, damage, or loss to person or property caused by criminal conduct of other persons, Including theft, burglary, assault vandalism, or other crimes. Apartment Keys/Access Keys -Cards. Guest/Leine acknowledges receipt of door keys, mailbox keys, access items (building fobs/rec room fobs), and parking permits if applicable. if those Items are not returned. at departure, replacement costs range $150-$250 per item. Apartment Condition/Maintenance. All maintenance repairs requests should be reported to the Paragon office at 888-632-5511 or service@stayparagon.com. Our team will work with the property maintenance and keep you updated on maintenance repairs. Guest/Lessee grants Paragon or its agents, authorization to enter the apartment for the purpose of providing maintenance service, verifying residency, and or other business purposes. GuestlLessee acknowledges it is their responsibility to maintain and replace batteries As needed or immediately report the malfunction to Paragon. If Guest/Lessee damages or disables the smoke detector or removes the battery without replacing it with a working battery, Guest/Lessee will be, liable for any loss, damage, or fines from fire, smoke, or water. The apartmentshall be used for residential purposes only. No commercial, Industrial or retail activity shall be conducted in the apartment. The apartment shall not be used for any unlawful or illegal purposes. No nails, screws, s, or other 'items may be driven into any portion of the apartment. Guest I agrees not to move an I y furniture, make any alternations, repairs, installations, or redecorating of any kind whether permitted by law or otherwise on I the premises without written permission from Paragon. The apartment has been inspected prior to all guests arrival for pest infestations. It is the guest's responsibility to ensure they have not brought in pests from an outside source. Guest/Lessee must notify Paragon within 48 hours of arrival if any pests are discovered to avoid any charges associated with eradication of the problem. After 48 hours any pests Will be assumed to have been brought in by the Guest/Lessee. The Guest/Lessee will be responsible for all costs associated with elimination and Guest/Lessee agrees to hold Paragon harmless frorn any action or expense and Paragon maintains the right to enforce. our adopted policy for elimination of pests. Use of premises. Only the number of persons indicated on the Guest Registration shall occupy the apartment. The Guest agrees to -maintain the apartment In a clean and orderly condition, Paragon does not represent or warrant the services or amenities provided by the property and that such services and amenities will continue to be provided or available. Paragon Is not liable for Guest/Lessee use of such services or amenities and any related loss, damage or injury caused by Guest/Lessee use of such services or amenities, G I uest/Lessee acknowledges that all services, features and amenities listed about or provided by the property are not provided by Paragon, and Paragon is not responsible fora delay in, change or discontinuances of providing such items by the property. Noise Nuisance and General Nuisance. You are requested to be mindful of the volume level of all stereo equipment, radios, televisions and musical instruments after 8:00 PM and before 10:00 AM, or any other time which maybe disrupt your surrounding neighbors. We ask that you do not disturb, annoy, endanger or interfere with the quiet enjoyment of any of the other residents of the community. Charcoal Grill Policy. Due to the hazards that open fires present in multi -family buildings, charcoal grills are not permitted on the property, only propane.grills, The Lofts and The Commons are entirely non BBQ properties, and BBQ grills of any kind are not permitted at these two locations. Parking, Your vehicle Will be towed without notice if you park in a reserved space that is not your assigned space, park in handicap, Double Park, do not display your parking pass, or have expired tabs on your vehicle license plates. Paragon is not responsible for towing fees. Housekeeping, If included with your stay, housekeeping is provided weekly, bi-weekly (every otherweek), or monthly. Housekeeping hours are 9:00am to 4:00prn Mon-FrI, Cleaning day and times are subject to change or cancellation without notice. Housekeep . 1 ng services include replacement of bedroom and bathroom linens, light . vac - uuming, dusting, cleaning of bathrooms, surface cleaning of kitchen, emptying garbage's. On your.scheduled housekeeping date, please be reminded to remove personal belongings rigings from beds floors, etc., Please notify Paragon of any special pet: instructions, Pets must. be crated during housekeeping services. Pets. Pets arepermitted by prior arrangement only and must be approved by Paragon, and the property manager. Guest/Lessee must comply With any and all pet terms and restrictions. Paragon may Immediately terminate this agreement with respect to any Guest/Les,see who refuses to comply with all applicable pet terms. A fee of $500 will be 'assessed and immediately due if Paragon is made aware there is an unauthorized pet on the premises. The non-refundable unauthorized pet fee charge is separate from pet deposits and fees. The apartment has been inspected prior to your arrival and deemed free of damages. Please inspect the apartment at move in and report any damages t I o Paragon within 48 hours to avoid being charged at move out. Any and all damage costs or excess cleaning costs related to any pet.
