BOX 37 EPHRATA, WASHINGTON 98823 BOARD OF COUNTY COMMISSIONERS GRANT COUNTY, WASHINGTON IN THE MATTER OF APPROVING RESOLUTION NO. 95 -57 -cc A PRELIMINARY PLAT APPLICATION FOR 16 LOTS ON 39.64 ACRES IN A RESOLUTION APPROVING PORTION OF SECTION 24, TOWNSHIP PRELIMINARY PLAT OF 19 NORTH, RANGE 23 EAST, W.M.. WYMOND RANCH MARTY WYMOND WHEREAS, the Board of County Commissioners of Grant County have been advised by the Grant County Planning Commission that a public hearing was conducted on April 5, 1995 on the matter of approving the Preliminary Plat of WYMOND RANCH in a portion of the Northeast quarter of the Northeast quarter of Section 24, Township 19 North, Range 23 East, W.M. and; WHEREAS, the Board of County Commissioners have given notice this matter would be considered at their regular meeting on May 1, 1995. WHEREAS, the Board of County Commissioners have upheld the Finding of Fact of the Grant County Planning Commission stating this plat proposal is in compliance with the Grant County Zoning Ordinance Section XII (Open Space Recreation zoning district) subject to the following conditions: I . Proof of legal access must be shown in writing prior to final plat approval. 2. A traffic study shall be required as requested by the Washington State Department of Transportation showing impacts and mitigations needed. Proponents shall also be required to participate in costs of mitigation required by the traffic study. 3. Proponent shall meet the requirements of the Grant County Fire Flow guidelines and/or 25' fire protection easements shall be shown on the face of the final plat. 4. There shall be a fence along the western right-of-way line of the Bureau of Reclamation built West Canal. 5. Proponent shall comply with all applicable requirements of the Washington State Department of Ecology. 6. Proponent shall meet and comply with all requirements of the Memorandum of Understanding between Mr. Marty Wymond and the Washington State Department of Fish and Wildlife. NOW, THEREFORE, BE IT RESOLVED, that the Board of County Commissioners for Grant County, Washington by this Resolution, approve the Preliminary Plat the property described below: The Northeast one-quarter of the Northeast one-quarter of Section 24, Township 19 North, Range 23 East, W.M., Grant County, Washington. Site consists of 39.64 acres. Done this 15th day of Mav , 1995.
