WASHINGTON 98623 15091 754-2011 BOARD OF COUNTY COMMISSIONERS GRANT COUNTY, WASHINGTON IN THE MATTER OF APPROVING A PRELIMINARY PLAT APPLICATION FOR 99 LOTS ON 165 ACRES IN A PORTION OF SECTION 2, TOWNSHIP 19 NORTH, RANGE 28 EAST, W.M.. RESOLUTION NO. 95 -71 -cc RESOLUTION APPROVING PRELIMINARY PLAT OF STRATFORD ROAD ESTATES GILBERT & SHARON LEVANDER WHEREAS, the Board of County Commissioners of Grant County have been advised by the Grant County Planning Commission that a public hearing was conducted on May 3, 1995 on the matter of approving the Preliminary Plat of Stratford Road Estates in a portion of said Section 2, Township 19 North, Range 28 East, W.M. and; WHEREAS, the Board of County Commissioners have given notice this matter would be considered at their regular meeting on May 23, 1995. WHEREAS, the Board of County Commissioners have upheld the Finding of Fact of the Grant County Planning Commission stating this plat proposal is in compliance with the County zoning ordinance. WHEREAS, the Board of County Commissioners have found that the Preliminary Plat is in compliance with the present zoning on the property. WHEREAS, the Board of County Commissioners have found that the proponent shall be required to comply with all regulations and requirements of the Washington State Department of Ecology, the Washington State Department of Transportation, the Grant County Health District, the Grant County Public Works and the US Bureau of Reclamation. WHEREAS, the Board of County Commissioners have found that the proponent shall be required to submit a traffic study prior to final approval of the final plat and meet all mitigation measures required by that study. WHEREAS, the Board of County Commissioners have found that the proponent shall be required to submit a before and after run-off drainage study prior to approval of the final plat. Developer shall meet all provisions identified by the study to maintain pre -development conditions of up to a 25 year re -occurrence interval. WHEREAS, the Board of County Commissioners have found that the proponent shall be required to show on the face of the plat the Right to Farm Ordinance. WHEREAS, the Board of County Commissioners have found that the proponent shall be required to show the 60 foot agriculture setback as required by the Resource Lands and Critical Areas Development Ordinance of Grant County. NOW, THEREFORE, BE IT RESOLVED, that the Board of County Commissioners for Grant County, Washington by this Resolution, approve the Preliminary Plat and application on the property described below: Farm Unit 170, Irrigation Block 40; Columbia Basin Irrigation District in the Northwest quarter of Section 2, Township 19 North, Range 28 East, W.M., Grant County, Washington.
