Ephrata, Washington 98823 • (509) 754-2011 Ext. 321 BOARD OF COUNTY COMMISSIONERS GRANT COUNTY, WASHINGTON IN THE MATTER OF APPROVING RESOLUTION NO. 95 -13g -cc A PLAT ALTERATION APPLICATION FOR 2 LOTS ON 2.03 ACRES IN A RESOLUTION APPROVING PORTION OF SECTION 16, TOWNSHIP PLAT ALTERATION FOR 19 NORTH, RANGE 28 EAST, W.M.. JAMES J. SELIS WHEREAS, the Board of County Commissioners of Grant County have been advised by the Grant County Planning Commission that a public hearing was conducted on June 7, 1995 on the matter of approving a Plat Alteration on Lot 4, Val Ross Short Plat in a portion of the South half of the Southwest quarter in Section 16, Township 19 North, Range 28 East, W.M. and; WHEREAS, the Board of County Commissioners have given notice this matter would be considered at their regular meeting on Julv 25.1995 WHEREAS, the Board of County Commissioners have conditioned approval of the Plat Alteration on the following conditions: 1. Future sewer connections be designed in such a way as to allow connection to a municipal system when one becomes available. 2. 50 foot shoreline protection buffer shall be shown on the face of the final plat. 3. 150 foot building setback required from the shoreline and shall be shown on the face of the plat. 4. 50 foot fire protection building separation or compliance with Grant County Fire Flow guidelines. 5. 5 foot utility lot easement on all lot lines to be shown on final plat: WHEREAS, the Board of County Commissioners have upheld the Finding of Fact of the Grant County Planning Commission stating the plat alteration complies with the existing zoning requirements for the property. WHEREAS, the Board of County Commissioners have found that the proposal is in compliance with the Grant County Comprehensive Plan. NOW, THEREFORE, BE IT RESOLVED, that the Board of County Commissioners for Grant County, Washington by this Resolution, approve the Plat Alteration on the property described below: Lot 4, Val Ross Short Plat in a portion of the South half of the Southwest quarter of Section 16, Township 19 North, Range 28 East, W.M., Grant County, Washington. Site consists of 2.03 acres.
