HomeMy WebLinkAboutResolution 95-193-CCGRANT COUNTY OFFICE OF BOARD OF COUNTY COMMISSIONERS POST OFFICE BOX 37 EPHRATA, WASHINGTON 98823 15091 754.2011 BOARD OF COUNTY COMMISSIONERS GRANT COUNTY, WASHINGTON IN THE MATTER OF APPROVING I RESOLUTION NO. 95 -193 -CC THE PRELIMINARY PLAT OF IDANO RANCH, DIVISION #5 IN A PORTION OF SECTION 10, TOWNSHIP 20 N., RANGE 28 E., W.M., GRANT COUNTY, WASHINGTON RESOLUTION ADOPTING AN AMENDMENT TO THE GRANT COUNTY ZONING MAP AND COMPREHENSIVE PLAN RON GEAR WHEREAS, the Board of County Commissioners of Grant County have been advised by the Grant County Planning Commission that a public hearing was conducted on December 7, 1994 on the matter of approving the Preliminary Plat of IDANO RANCH, DIVISION #5; a 31.13 acre subdivision into 6 lots in a portion of Section 10, Township 19 North, Range 28 East, W.M. and; WHEREAS, the Grant County Planning Commission were unable to make a recommendation on this proposal due to a lack of quorum by the Commission. WHEREAS, the Board of County Commissioners have set a public hearing for June 6, 1995, and continued the hearing until November 27, 1995. WHEREAS, the Board of County Commissioners have conditioned approval of the preliminary plat on developer meeting the following conditions: 1. The following statement shall be shown on the face of the final plat: All lots are subject to a 50 foot fire protection separation of structures to neighboring lot structures. (This requirement may be reduced when fire protection water supply (fire flow) is provided. 2. Developer shall comply with the Public Works requirement of $2560 for the cost share on Idano Lane to the Plat line. 3. Developer shall comply with the East Columbia Basin Irrigation District recommendation for release of water rights or follow their policy for a water delivery system to each lot. 4. The subdivision shall be in compliance with the Growth Management Act, the County Wide Planning Policies, the Washington State Environmental Policy Act, the Grant County Zoning Ordinance, the Grant County Resource Lands and Critical Areas Development Ordinance, and all other applicable federal, state and local regulations, rulings or requirements. WHEREAS, the Board of County Commissioners have found that the proposed lot sizes are consistent with the current zoning classification. WHEREAS, the Board of County Commissioners have found that the proposal is consistent with the Grant County Comprehensive Plan. WHEREAS, the Board of County Commissioners have found the proposal is consistent with the Growth Management Act. WHEREAS, the Board of County Commissioners have found that a Mitigated Determination of Non -Significance has been issued for this proposal. WHEREAS, the Board of County Commissioners have found that the proposal is in compliance with the Grant County Resource Lands and Critical Areas Development Ordinance. NOW, THEREFORE, BE IT RESOLVED, that the Board of County Commissioners for Grant County, Washington by this Resolution approve the Preliminary Plat of IDANO RANCH, DIVISION #5 on the property described below: LEGAL DESCRIPTION: THAT PORTION OF FARM UNIT 73 IRRIGATION BLOCK 40 COLUMBIA BASIN PROJECT, IN THE NORTHWEST AND SOUTHWEST QUARTERS OF THE SOUTHWEST QUARTER OF SECTION 10, TOWNSHIP 20 NORTH, RANGE 28 EAST, Y.M., GRANT COUNTY, WASHINGTON, DESCRIBED AS FOLLOWS: CONTAINING 31.31 ACRES MORE OR LESS. TOGETHER WITH AND SUBJECT TO EASEMENTS, RESERVATIONS AND RESTRICTIONS OF RECORD. Done this day of 1995.
