WASHINGTON 98823 15091 754-2011 BOARD OF COUNTY COMMISSIONERS GRANT COUNTY, WASHINGTON IN THE MATTER OF APPROVING THE PLAT ALTERATION OF LOT 8, BLOCK 3, OF RIDGEVIEW ESTATES LOCATED IN A PORTION OF SECTION ONE, TOWNSHIP 19 NORTH, RANGE 28 EAST W.M., GRANT COUNTY, WASHINGTON RESOLUTION NO. 96 -54 -CC RESOLUTION APPROVING A PLAT ALTERATION LAWRENCE AND DEBRA HEMBROFF WHEREAS, the Board of County Commissioners of Grant County have been advised by the Grant County Planning Commission that a public hearing was conducted on April 3, 1996 on the matter of approving the plat alteration of Lot 3, Block 8, Ridgeview Estates Phase One, removing the note on the face of the Plat that states "access for Lot 8, Block 3, to Ridgeview Drive is limited to the Northeasterly thirty feet of said lot."; and adding to said lot a restriction showing an area in the front of the lot where no plantings, structures, or fences above thirty inches in height will be allowed. The area must provide a minimum approach sight distance of 210 feet when measured twenty seven feet from the centerline of Ridgeview Drive. WHEREAS, the Board of County Commissioners held a public hearing on May 7, 1996 regarding this matter. WHEREAS, the Board of County Commissioners have upheld the findings of the Grant County Planning Commission that this plat alteration is consistent with the Grant County Resource Lands and Critical Areas Development Ordinance. WHEREAS, the Board of County Commissioners have upheld the findings of the Grant County Planning Commission that the plat alteration is consistent with the Comprehensive plan of Grant County. WHEREAS, the Board of County Commissioners have upheld the findings of the Grant County Planning Commission that the plat alteration is consistent with Grant County Zoning Ordinance. NOW, THEREFORE, BE IT RESOLVED, that the Board of County Commissioners for Grant County, Washington by this Resolution approve the plat alteration of Lot 3, Block 8, Ridgeview Estates Phase One, removing the note on the face of the Plat that states "access for Lot 8, Block 3, to Ridgeview Drive is limited to the Northeasterly thirty feet of said lot."; and adding to said lot a restriction showing an area in the front of the lot where no plantings, structures, or fences above thirty inches in height will be allowed.
