WHEREAS, the Board of County Commissioners of Grant Caunty have been advised
by the Grant Ccunry Planning Commission that a public hearing was conducted on July 2, 1997 on the
matter of approving the Duncan Plat Alteration in a portion of the Southeast quarter of Section 13,
Township 19 North, Range 28 East, W.M., CYrant County, Washington. '
WHEREAS, the Grant Counry Planning Commission forwarded a recommendarion for
approval to the Board of County Commissioners.
WHEREAS, the Grant Coumty Board of County Commissioners held a public meeting
on July 28, 1997.
WHEREAS, the Board of Counry Commissioners have found that appropriate
provisions have been made for drainage, roads, alleys, utilities, public ways, water supplies, sanitary
wastes, parks, playgrounds, fire protection facilities, school sites, grounds, and other public and private
facilities and improvements as required by all applicable local, state and federal codes and
�equirements.
WHERF.AS, the Board of County Commissioners have found that the proposed
subdivision is consistent with the general purpose of the Comprehensive Plan
WHEREAS, the Board of Counry Commissioners have found that the proposal is
consastent with the current zoning standards for the property,
WHEREAS, the Board of County Commissioners have found that the proposal will not
adversely effect the public health, safety, and general welfare of the public in the vicinity of the
proposal.
WI�REAS, the Board of County Commissioners have found that the proposal dces
not fall within a critical area as defined by the Grant County Resource Lands and Critical Areas
Development Ordinance.
NOW, THEREFORE, BE I'� RESOLVED, that the Board of County Commissioners
for Grant County, Washington approve by this Resolution, the four (4) lot plat alteration of the Replat
of Lot i, Block 3, Moses Lake Industrial Plat on the following described property subject to the
conditions of approval listed below.
The Subject Propert_y is zoned Light Industrial and is
located in a portion of the Southeast Quarter of Section 13,
Township 19 North, Range 28 East, Willamette Meridian,
Grant County, Washington_
�onditions:
1. Develapment shall be in compliance with ihe Growth Managemeut Act, The County-�de
Planning Policies, The Washington State Enviranmental Poiicy Act, the Grant County
Comprehensive Pian, the Grant County Zoning Ordinance, and au applicabie local, state, and
fedexal regulatians, rulings or requirements.
2. Development si�all comply with all appiieable requirements of the Grant Caunty Fire ]t�larshal
iz�ciuding but nat Iimzted to the Unifor�n Builc�iug Code and U�tifor�n Fire Cade.
3. �evelapment sizall comply with aIi improvements and restrictions aequired b� the Grz�nt
Ctrunty Public Works Department including but not limited to the fallowing:
a. Proponent sha11 provide a 20' rad�us right-of-way at the Northwest corner of Lat 1 and the
Northeast carner af Lat 2.
b. Access permits requised prior to tiis issuance of building penuits.
d�. lleveioper shall ccamply with a11 requi�ements deemed necessary by the Grant Cc�unty Heaith
District ,the Washington State Department of Health, and the Was�ington State Depamneut of
Ecology regarding domestic water supply, sewage systems and storm water con�r�l and
treatment including, but nat limited t�. RCW 90.48.080 Discharge of Polluting Water
Proiubited; WAC i73-201, Surface Water Siandards; WAC 173-2�1A, Grouad Water Quality
Standards and WAC 246-272, On-Site Sewage Systems.
5. if any Native American Grave szte(s} ar archaeologicaUcultural resources (Inciiaa� Artifacts} are
fouz�d all cansmuction activity shall stop and the ownerldeveloper shall i�unediately notafy the
Co3ville Cc�nfetleratetl Trzbes and the Washzngton State 4ffice �f Arcliaeolagy and H`istoric
Preserva�ion.
6. Development shall comply with ati requirements c�f ttie tTS Depamnent of the Inierior, Bureau
of Reciamation.
7. Any ontstandir�g assessments shall he equitably divided and levied against the remaining Io#s,
parcels, tracts, ar be Ievied equitabiy on the lo�s resulting from the alteration.
