WHEREAS, the Board of County Commissioners of Cn�ant County have been
advised by the Grant County Planning Coininission that an open record public hearing was
conducted on June 7, 2000, on the matter of creating four lots fiom lot 2 of the Johnson Short
Plat, which is located in a portion of Section 16, Township 19 North, Range 28 East Willamette
Meridian, Grant County, Washington. The applicant has requested that the four lots be created
for eventual development in the Recreational Coinmercial Zone of Crrant County;
WHEREAS, the Grant County Planning Commission on June 7, 2000 made a
reconunendation to the Board of County Commissioners to approve this proposed plat alteration;
WFIEREAS, the Grant County Board of Commissioners held a closed record
public meeting on June 26, 2000;
W�IEI2EAS, the Board of County Commissioners have made a decision to
uphold the reconmzendation to approve the proposed plat alteration request;
WHEREAS, the Board of County Commissioners have found that the proposal
is consistent with the Grant County Comprehensive Plan;
WI3EREAS, the Board of County Coinmissioners have found that the public use
and interest will apparently be served by the plat alteration;
WHEREAS, the Board of County Commissioners have found that the proposal
will not adversely effect the health, safety, and general welfare of the public in the vicinity of the
proposal;
NOW, THEREFORE, BE IT RESOLVED, that the Board of County
Commissioners for Grant County, Washington approve by this Resolution, a plat alteration to
�reate four 7ots from Lot 2 of the Johnson Short Plat, which is located in a portion of Section 16,
Township 19 North, Range 28 East, Willan�ette Meridian, Grant County, Washington.

CONDITIONS:
The following are conditions of approval, which were used in the Grant County Board of
County Commissioner's closed record public meeting to approve the proposed Plat
Alteration.
1) The Proposal shall be in compliance with the Grant County Coinprehensive Plan, the
Growth Management Act, The Washington State Enviroiunental Policy Act, the
Grant County Zoning Ordinance, the Grant County Resource Lands and Critical
Are�s Development Ordinance and all applicable federal, state, and local regulations,
rulings or requirements.
2) Proposal shall comply with all requirements deemed necessary by the Grant County
Health District, including;
a) A site evaluation must be completed for each lot and submitted to the Health
District. A certified septic designer or licensed engineer must do the work.
b) The location of the wells must be shown on the plat. A protective easement
must be obtained for the portions of the 100-foot radius around each well,
which is outside the property boundaries. The easement must be recorded
with the Grant County Auditor's office.
3) Proposal shall comply with all requirements deemed necessary by the Washington State
Department of Health, and the Washington State Department of Ecology regarding domestic
water supply, sewage systems and storm water control and t�eatment including, but not
limited to; RCW 90.48.080 Discharge of Polluting Water Prohibited; WAC 173-201, Surface
Water Standards; WAC 173-201A, Ground Water Quality Standards; and, WAC 246-272,
On-Site Sewage Systeins.
4) Proposal shall comply with all requirements of the Grant County Fire Marshal and shall
coinply with the Grant County Fire Flow Guidelines (New construction will require water
supply documentation to meet code), the Uniforin Building Code, Uniform Fire Code and all
other applicable requirements for fire protection/life safety.
5) Proposal shall comply with all requirements of the Grant County Public Works
Department, including, but not limited to the following:
a) Provide a re-plat check fee of $100.00.
b) U.S.B.R. data should be shown on section corner.
c) A plat certificate is requirad for dedicated property.
d) Page 1 of 2 should show reference to the notes found on page 2 of 2.

e) Access perinits must be acquired. Width and spacing must conform to cunent
County Standards, i.e., 30' maximum width, and 50' ininimum between
nearest edge of approaches.
6) Proposal shall coinply with all requirements of the Grant County Auditor.
7). If any Native American Grave site(s) or archaeological/cultural resources (Indian
Artifacts) are found all constn,iction activity shall stop and the owner/developer shall
immediately notify the Colville Confederated Tribes and the Washington State Office
of Archaeology and Historic Preservation.
8) Preliminary Plat approval shall be contingent upon conformance with all applicable
land use rules and regulations in effect as of Apri121, 2000.
9) Proposal shall comply with all requirements of the United States Department of the
Interior, Bureau of Reclaination.
10) Proposal shall coinply with all requirements of the Grant County Assessor's Office
