IN A PORTION OF SECTION 9, TOWNSHIP 20 NORTH, RANGE 26 EAST. WM. GRANT COUNTY, WASHINGTON. RESOLUTION NO. 2001 -50 -CC RESOLUTION APPROVING A PLAT ALTERATION Robert L. Burck WHEREAS, the Board of County Commissioners of Grant County have been advised by the Grant County Planning Commission that an open record public hearing was conducted at their regular monthly meeting on March 7, 2001 in the matter of a plat alteration creating two lots from Lot 1 of Skvview Acres. Subject site located at 10504 Dodson Road North, in a portion of Section 1). Township 20 North, Range 26 East WM. Grant County, Washington; and, WHEREAS, the Grant County Planning Commission on March 7, 2001 made a recommendation to the Board of County Commissioners to approve this proposed plat alteration, with conditions; and, WHEREAS, the Grant County Board of Commissioners held a closed record public meeting on March 26, 2001; and, WHEREAS, the Board of County Commissioners have made a decision to uphold the recommendation to approve the proposed plat alteration; and, WHEREAS, the Board of County Commissioners have been advised by the Grant County Planning Department that the proposed plat alteration application was processed in accordance with the requirements of UDC Chapter 25.04 "Permit Application Review Procedures"; and, WHEREAS, the Board of County Commissioners have been advised by the Grant County Planning Department that the proposed plat alteration application was processed in accordance with the requirements of UDC Chapter 24.04 "State Environmental Policy Act"; and, WHEREAS, the Board of County Commissioners have found that the proposal is consistent with the Grant County Comprehensive Plan; and, WHEREAS, the Board of County Commissioners have found that the public use and interest will be served by the plat alteration; and, Page 2 of 3 IN THE MATTER OF A PLAT ALTERATION Robert L. WHEREAS, the Board of County Commissioners have found that the proposal will not adversely effect the health, safety. and general welfare of the public in the vicinity of the proposal; NOW, THEREFORE, BE IT RESOLVED, that the Board of County Commissioners for Grant County, Washington approve by this Resolution, with the following nine conditions, a plat alteration creating two lots from Lot 1 of Skyview Acres, located at 10504 Dodson Road North, in a portion of Section 9, Township 20 North, Range 26 East 'A'M. Grant County, Washington. CONDITIONS: 1. The Proposal shall be in compliance with the Grant County Comprehensive Plan, the Growth Management Act, The Washington State Environmental Policy Act, the Grant County Unified Development Code and all applicable federal, state, and local regulations, rulings or requirements. 2. Proposal shall comply with all requirements deemed necessary by the Grant County Health District, including, but not limited to the following: ❑ A site evaluation must be completed by a qualified septic system designer or licensed engineer to determine the suitability for septic system construction. A list of qualified businesses is available at the Health District office. ❑ The site evaluation must be submitted to the Health District for review and the fee paid before final plat approval can be given ❑ The final plat must show the well location 100 feet from all property lines or have language requiring the well be 100 feet from all property lines. 3. Proposal shall comply with all requirements of the Washington State Department of Health, and the Washington State Department of Ecology regarding domestic water supply, sewage systems and storm water control and treatment including, but not limited to; RCW 90.48.080 Discharge of Polluting Water Prohibited; WAC 173-201, Surface Water Standards; WAC 173-201 A, Ground Water Quality Standards; and, WAC 246-272, On -Site Sewage Systems. 4. Proposal shall comply with all requirements of the Grant County Fire Marshal and shall comply with the Grant County Fire Flow Guidelines, the Uniform Building Code, Uniform Fire Code and all other applicable requirements for fire protection and life safety. 5. Proposal shall comply with all requirements of the Grant County Public Works Department, including, but not limited to the following: ❑ Provide a Re -plat check fee of $100.00_ Page 3 of 3 IN THE MATTER OF A PLAT ALTERATION Robert L. Burck CREATING TWO (2) LOTS FROM LOT 1 OF SKYVIEW ACRES. ❑ A plat certificate will be required for the dedicated property. ❑ A legal Description should be included. ❑ An access permit must be obtained prior to a building permit for the newly created lot. 6. Proposal shall comply with all requirements of the Grant County Auditor. 7. If any Native American Grave site(s) or archaeotogical/cultural resources (Indian Artifacts) are found on the proposed site all construction activity shall stop and the owner/developer shall immediately notify the Colville Confederated Tribes and the Washington State Office of Archaeology and Historic Preservation. 8. Approval of the plat alteration shall be contingent upon conformance with all applicable land use rules and regulations in effect as of January 5, 2001. 9.
