HomeMy WebLinkAboutResolution 01-189-CCBOARD OF COUNTY COMMISSIONERS GRANT COUNTY, WASHINGTON IN THE MATTER OF A REPLAT OF LOT 64 OF LARSON SUBDIVISION IN A PORTION OF SECTION 4; TOWNSHIP 19 NORTH; RANGE 28 EAST; WILLAMETTE MERIDIAN, GRANT COUNTY, WA (CREATING 2 LOTS) RESOLUTION NO.20 - -189-CC RESOLUTION APPROVING A PLAT ALTERATION THELMA RODDY; c/o: MARY FLANNERY WHEREAS, the Board of County Commissioners of Grant County have been advised by the Grant County Planning Commission that an open record public hearing was conducted on November 7, 2001, on the matter of creating two lots from lot 64 of Larson Subdivision in a portion of Section 4; Township 19 North; Range 28 East; Willamette Meridian, Grant County, Washington; and, WHEREAS, the Grant County Planning Commission on November 7, 2001, made a recommendation to the Board of County Commissioners to approve this proposed plat alteration; and, WHEREAS, the Grant County Board of Countv Commissioners held a closed record public meeting on November 20, 2001; and, WHEREAS, the Board of County Commissioners have made a decision to uphold the recommendation to approve the proposed plat alteration request; and, WHEREAS, the Board of County Commissioners have found that the proposal is consistent with the Grant County Comprehensive Plan; and, WHEREAS, the Board of County Commissioners have found that the public use and interest will apparently be served by the plat alteration; and, WHEREAS, the Board of County Commissioners have found that the proposal will not adversely effect the health, safety, and general welfare of the public in the vicinity of the proposal; and, NOW, THEREFORE, BE IT RESOLVED, that the Board of County Commissioners for Grant County, Washington, approve by this Resolution a plat alteration to create two lots from Lot 64 IN THE MATTER OF A RE -PLAT OF LOT 64 PAGE 2 OF 3 OF LARSON SUBDIVISION IN A PORTION OF SECTION 4; TOWNSHIP 19 NORTH; RANGE 28 EAST; WM, GRANT COUNTY, WASHINGTON (CREATING 2 LOTS). of Larson Subdivision in a portion of Section 4; Township 19 North, Range 28 East, Willamette Meridian, Grant County, Washington. CONDITIONS: The following are conditions of approval, which were used in the Grant County Board of County Commissioner's closed record public meeting to approve the proposed Plat Alteration: The Proposal shall be in compliance with the Grant County Comprehensive Plan, the Grant County Unified Development Code, the Growth Management Act, The Washington State Environmental Policy Act, the Grant County Zoning Ordinance, the Grant County Resource Lands and Critical Areas Development Ordinance and all applicable federal, state, and local regulations, rulings or requirements. 2. Proposal shall comply with all requirements deemed necessary by the Grant County Health District, the Washington State Department of Health, and the Washington State Department of Ecology regarding domestic water supply, sewage systems and storm water control and treatment including, but not limited to; RCW 90.48.080 Discharge of Polluting Water Prohibited; WAC 173- 201, Surface Water Standards; WAC 173-201 A, Ground Water Quality Standards; and, WAC 246- 272, On -Site Sewage Systems. 3. Proposal shall comply with all requirements of the Grant County Fire Marshal and shall comply with the Grant County Fire Flow Guidelines, the Uniform Building Code, Uniform Fire Code and all other applicable requirements for fire protection. 4. Proposal shall comply with all requirements of the Grant County Public Works Department, including, but not limited to the following: a. Provide a Re -Plat check fee of $100.00. b. Approach permits must be shown or obtained. c. Provide a vicinity map. 5. Proposal shall comply with all requirements of the Grant County Auditor including but not limited to: A) The name "Larson Subdivision Replat #5 is acceptable. There are many references to "short" plat that need to be removed (see red marks on map(s) B) Misspelled word in the easement notes on page 1 needs to be corrected. C) Thelma Roddy needs to be under the signature line of the dedication. If Mary Flannery has power of attorney she should sign Thelma Roddy by Mary Flannery. 6. Preliminary Re -plat approval shall be contingent upon conformance with all applicable land use rules and regulations in effect as of August 28, 2001 8. Preliminary Re -plat approval shall be consistent with recorded restrictions with Final Plat approval of Larson Subdivision April 25, 1978. 9. Development must comply with all requirements of the Fire Marshall / Building Official including but not limited to: A) Project will require a building permit to construct a fire resistive separation along the newly created property line. 10. Development shall comply with Grant County Unified Development Code including but not limited to Chapter 22.04 & 22.04.260 "Time Limitations." 11. Development shall comply with Grant County Unified Development Code Chapter 22.04 Article 5 "Final Subdivisions and Short Subdivisions." Done this Ab t h day of November 2001.
