HomeMy WebLinkAboutResolution 90-009-CCBOARD OF COUNTY COMMISSIONERS GRANT COUNTY, WASHINGTON A RESOLUTION OF THE GRANT COUNTY COMMISSIONERS AMENDING THE GRANT COUNT ZONING ORDINANCE, INDUS- TRIAL AND COMMERCIAL ZONING DISTRICTS RESOLUTION NO. 90 -9 -CC RESOLUTION ADOPTING PLANNING COMMISSION RECOMMENDATION WHEREAS, on the 3rd day of January, 1990 at 7:30 p.m. a hearing was conducted by the Grant County Planning Commission regarding amendments to the Commercial and Industrial Zoning Districts regarding setback requirements, and; WHEREAS, no formal objection was presented at that. time, and; WHEREAS, the proposed amendment and new supplements to the said zoning ordinance appear to be reasonable and proper and to the best interest of the citizens of Grant. County, and, WHEREAS, the Grant County Planning Commission recommended to the Board of County Commissioners that favorable action be taken on the proposed amendment and new supplement to the Grant County Zoning Ordinance, and, WHEREAS, THE Board of County Commissioners held a public meeting on the day of , 1990, at which time no person or persons appeared either for or against said proposed amendments: NOW, THEREFORE, BE IT RESOLVED, that the Grant. Constituting the Board of County Commissioners of Grant County, Washington SETBACK REQUIREMENTS GENERAL COMMERCIAL Yard Requirements Minimum Front Yard, 35 feet from the right-of-way of a major arterial road. 25 feet from the right-of-way of all other roads. Minimum Side Yard Ten (10) feet from the property line, however if the property is on the corner of two intersecting road right-of-ways then 35 feet from the right-of-way of ' a major arterial road, 25 feet from the right-of-way of all other roads. Minimum Rear -Yard,: Ten (10) feet from the property line. Landscaping: Reviewed and deemed necessary at the time of site plan review by the Planning Department. Exception: If any use in this district abuts or faces any residential district, a setback of 20 feet from the side of the structure to the property line is required on the side abutting or facing a residential district. NEIGHBORHOOD COMMERCIAL Yard Requirements Minimum Front Yard 25 feet from the right-of-way of any public road. Minimum Side Yard Ten (10) feet from the property line, however if the property is on the corner of two intersecting road right-of-ways then 25 feet from the rod right-of-way. Minimum Side Yard Ten (10) feet from the property line. Landscaping: Reviewed and deemed necessary at the time of site plan review by the Planning Department. Exception: If any use in this district abuts or faces any residential district, a setback of 20 feet from the side of the structure to the property line is required on the side abutting or facing a residential district. RECREATION COMMERCIAL Yard Requirements Minimum Front Yard' 35 feet from the right-of-way of a major arterial road, 25 feet from the right-of-way of all other roads. Minimum Side Yard Ten (10) feet from the property line, however if the property is on the corner of two intersecting road right- of-ways then 35 feet from the right-of-way of a major arterial, 25 feet from the right-of-way of all other roads. Minimum Rear Yard: Ten (10) feet from the property line. Landscaping: Reviewed and deemed necessary at the time offsite plan review by the Planning Department. Exception: If any use in this district abuts or faces any residential district, a setback of 20 feet from side of the structure to the property line is required on the side abutting or facing a residential district. INDUSTRIAL SETBACK REQUIREMENTS LIGHT INDUSTRIAL Yard Requirements Minimum Front Yard: 40 feet from the right-of-way of all public roads. Minimum Side Yard: 10 feet from the property line. If the property is on the corner of two intersecting public road right-of-ways then 40 feet from the right-of-way/ Minimum Rear Yard: 15 feet from the property line. Exception: If any use in this district abuts or faces any residential district, a setback of fifty (50) feet on the side abutting or facing a residential district shall be provided with tree planting or other conditions necessary to preserve the character of the residential district. Landscaping: Reviewed and deemed necessary at the time of site plan review by the Planning Department. HEAVY INDUSTRIAL Yard Requirements Minimum Frontage: 40 feet from the right-of-way of all public roads. Minimum Side Yard: 10 feet from the property line. If the property is on the corner of two intersecting public road right-of-ways then 40 feet from the right-of-way. Minimum Rear'Yard: 15 feet from the property line. Exception: If any use in this district abuts or faces any residential district, a set back of fifty (50) feet on the side abutting or facing a residential district shall be provided with tree planting or other conditions necessary to preserve the character of the residential district. Landscaping: Reviewed and deemed necessary at the time of site plan review by the Planning Department.
