GRANT COUNTY, WASHINGTON
IN THE MATTER OF APPROVING RESOLUTION NO. 95 -137 -cc
THE PRELIMINARY PLAT OF WEST
VIEW ESTATES IN A PORTION OF RESOLUTION ADOPTING
SECTION 25, TOWNSHIP 20 N., PLANNING COMMISSION
RANGE 27 E., W.M., GRANT COUNTY, RECOMMENDATION
WASHINGTON

WHEREAS, the Board of County Commissioners of Grant County have been
advised by the Grant County Planning Commission that a public hearing was conducted on
August 2, 1995 on the matter of approving the Preliminary Plat of West View Estates a 40.62
acre subdivision into 29 lots in a portion of said Section 25, Township 20 North, Range 27 East,
W.M. and;
WHEREAS, the Board of County Commissioners have given notice this matter
would be considered at their regular meeting on September 12,1995
WHEREAS, the Board of County Commissioners have set a public hearing for
September 12, 1995 at 2:30 p.m..
WHEREAS, the Board of County Commissioners have upheld the findings of the
Grant County Planning Commission that the proposal is consistent with the zoning classification.
WHEREAS, the Board of County Commissioners have upheld the findings of the
Grant County Planning Commission that this proposal meets all requirements of the Grant County
Zoning Ordinance.
WHEREAS, the Board of County Commissioners have found that a Determination
of Non -Significance has been issued for this proposal.
WHEREAS, the Board of County Commissioners have found that the proposal is
in compliance with the Grant County Comprehensive Plan.
WHEREAS, the Board of County Commissioners have found that the proposal is
in compliance with the Grant County Resource Lands and Critical Areas Development Ordinance.
WHEREAS, the Board of County Commissioners have conditioned approval of
said subdivision on the items listed below:
1. Septic systems shall be built in such a way as to allow connections to a
community/municipal system when one becomes available.
2. An avigation easement for the Port of Moses Lake shall be included on the face of
the plat.
3. Developer shall comply.with requirements of the Grant County Public Works
Department and contribute $1700.00 to share in cost of updating Bouldercrest
Road.
4. Grant County Fire Flow guidelines shall be met.
5. Developer shall include the recommendations of the Washington State Department
of Fish and Wildlife in the covenants for the plat.
6. Developer shall adhere to the mitigation measures listed in the Mitigated
Determination of Non -Significance issued for this proposal.

7. Developer shall show on the face of the final plat 10 foot perimeter lot easements
for future electrical distribution facilities.
8. Developer shall incorporate some form of community water system which shall be
approved by the Grant County Health District or the Washington State
Department of Health.
10. Developer shall comply with all other requirements of agencies with jurisdiction.
NOW, THEREFORE, BE IT RESOLVED, that the Board of County
Commissioners for Grant County, Washington by this Resolution approve the Preliminary Plat of
West View Estates on the property described below:
Tracts 44, 45 and 46, Lake Vista Tracts Record of Survey in a portion of the Northwest
quarter of Section 25, Township 20 North, Range 27 East, W.M., Grant County,
Washington.
