WASHINGTON 98823 15091 754.2011 BOARD OF COUNTY COMMISSIONERS GRANT COUNTY, WASHINGTON IN THE MATTER OF APPROVING JUSTESEN PRELIMINARY PLAT IN A PORTION OF SECTION 18, TOWNSHIP 19 N., RANGE 28 E., W.M., GRANT COUNTY, WASHINGTON RESOLUTION NO. 95 -19i -CC, RESOLUTION APPROVING A PRELIMINARY PLAT RAY JUSTESEN WHEREAS, the Board of County Commissioners of Grant County have been advised by the Grant County Planning Commission that a public hearing was conducted on November 1, 1995 on the matter of approving the JUSTESEN PRELIMINARY PLAT a 6 acre subdivision into 6 lots in a portion of said Section 18, Township 19 North, Range 28 East, W.M. and; WHEREAS, the Board of County Commissioners have set a public meeting for December 12, 1995. WHEREAS, the Board of County Commissioners have conditioned approval of the plat on the following items.... The subdivision shall be in compliance with the Grant County Comprehensive Plan, the Growth Management Act, The County Wide Planning Policies, The Washington State Environmental Policy Act, the Grant County Shorelines Master Program, the Grant County Zoning Ordinance and all applicable federal, state, and local regulations, rulings or requirements. 2. Fire protection needs shall be met by proponent to include all applicable requirements of the Grant County Fire Flow guidelines, the Uniform Building Code and Uniform Fire Code. 3. Developer shall comply with all requirements deemed necessary by the Grant County Health District and/or the Washington State Department of Health concerning the water supply system(s) and the sewage disposal systems and shall design the sewer systems so as to be able to hooked to municipal services when a public sewer system becomes available. 7. Developer shall provide 10' street perimeter and 5' perimeter lot line easements for future electrical distribution facilities and the easements shall be shown on the face of the .final plat. WHEREAS, the Board of County Commissioners have upheld the findings of the Grant County Planning Commission that this proposal is within the proposed urban growth boundary area of the City of Moses Lake. WHEREAS, the Board of County Commissioners have upheld the findings of the Grant County Planning Commission that this proposed zoning is consistent with the existing lot sizes of the area and the current zoning district of the property. NOW, THEREFORE, BE IT RESOLVED, that the Board of County Commissioners for Grant County, Washington by this Resolution approve the Preliminary Plat of Neppel Estates on the property described below: LEGAL DESCRIPTION f That portion of Government Lot 7, Section 18, Township 19 North, Range 26 East, W.M., Grant County, Washington, more fully described as follows: Commencing at the.SW comer of Government Lot 7, said point beim.
