RESOLUTION NO. 96 -4 -CC
RESOLUTION APPROVING
A PRELIMINARY PLAT

WHEREAS, the Board of County Commissioners of Grant County have been
advised by the Grant County Planning Commission that a public hearing was conducted on
December 6, 1995 on the matter of approving the MOUNTAIN VIEW ESTATES
PRELIMINARY PLAT, a 60.12 acre subdivision into 11 lots in a portion of Southeast quarter
of Section 11, Township 16 North, Range 26 East, W. M. and ;
WHEREAS, the Board of County Commissioners have conditioned approval of
the plat on the following items:
1. The subdivision shall be in compliance with the Grant County Comprehensive
Plan, the Growth Management Act, The County Wide Planning Policies, The
Washington State Environmental Policy Act, the Grant County Shorelines
Master Program, the Grant County Zoning Ordinance and all applicable federal,
state, and local regulations, rulings or requirements.
2. Fire protection needs shall be met by proponent to include all applicable
requirements of the Grant County Fire Flow guidelines, the Uniform Building
Code and Uniform Fire Code.
3. Development shall comply with all required improvements deemed necessary by
the Grant County Public Works Department including the following:
a. Access road from Crook Road to the east boundary of the proposed plat
must be built to current county road standard with a cul-de-sac at the east
end of access road.
b. Crook Road which provides access to this area is a gravel road. This
road will need to be improved to paved standards due to the increased
usage.
C. The proponent should contribute the estimated cost share amount of
$5300.00 to upgrade the road.
d. Provide a 30' easement along the east boundary of the proposed plat for
future county road purposes.
4. Developer shall address comments from the Washington State Department of
Transportation and obtain all required permits and or approvals from the
WSDOT including the following condition:
5. Developer shall comply with all requirements deemed necessary by the Grant
County Health District and/or the Washington State Department of Health
concerning the water supply system(s) and the sewage disposal systems.

6. Developer shall address the comments of the Bureau of Reclamation and comply
with all requirements of that agency.
WHEREAS, the Board of County Commissioners have upheld the findings of
the Grant County Planning Commission that this plat is consistent with the Grant County
Comprehensive Plan.
WHEREAS, the Board of County Commissioners have upheld the findings of
the Grant County Planning Commission that the lot sizes comply with the current zoning.
NOW, THEREFORE, BE IT RESOLVED, that the Board of County
Commissioners for Grant County, Washington by this Resolution approve the Preliminary Plat
of Mountain View Estates on the property described below:
_ THAT PORTION OF THAT CERTAIN PARCEL OF LAND AS
DESCRIBED UNDER AUDITOR'S FILE NUMBER 765792, RECORDS
OF GRANT COUNTY, WASHINGTON, BEING A PORTION OF FARM
UNIT 5, IRRIGATION BLOCK BBI, COLUMBIA BASIN PROJECT,
LYING IN THE SOUTHEAST AND SOUTHWEST QUARTERS OF THE
SOUTHEAST QUARTER OF SECTION S1, TOWNSHIP 16 NORTH,
RANGE 26 EAST, W.M., GRANT COUNTY, WASHINGTON,
DESCRIBED AS FOLLOWS:
BEGINNING AT THE SOUTH QUARTER CORNER OF SAID SECTION
ii AND THE SOUTHWEST CORNER OF SAID FARM UNIT 5:
THENCE NORTH 00.03'00" EAST, FOLLOWING THE WESTERLY
BOUNDARY OF SAID FARM UNIT 5, 990.01 FEET: THENCE
SOUTH 89.44'00" EAST, PARALLEL TO THE SOUTHERLY
BOUNDARY OF SAID SOUTHEAST QUARTER OF SECTION 11 AND
THE SOUTHERLY BOUNDARY OF SAID FARM UNIT 5, 2643.92

OF BEGINNING.
CONTAINING 60.12 ACRES MORE OR LESS.
