GRANT COUNTY, WASHINGTON � A PLAT ALTERATION

WHEREAS, the Board of County Commissioners of Grant County have been
advised by the Grant County Planning Commission that an open record public hearing was
conducted on July 1, 1998 on the matter of altering an approximately 2,98 acre parcel into two
ots approximately 1.5 acres in size. The subject site comprises Lot 11 of Penn Meadows located
in a portion of Section 1, Township 19 North, Range 28 East Willarnette Meridian, Grant
County, Washington;
WHEREAS, the Grant County Planning Commission made a recommendation
to approve this proposed plat alteration with nine (9) conditions of approval;
WHEREAS, the Grant County Board of Commissioners held a closed record
public meeting on July 27, 1998;
WHEREAS, the Board of County Commissioners have made a decision to
uphold the recommendation to approve the proposed plat alteration request with the conditions
as stipulated by the Planning Commission;
WHEREAS, the Board of County Commissioners have found that the proposal
is consistent with the Grant County Comprehensive Plan;
WHEREAS, the Board of County Commissioners have found that the public
use and interest will be served by the plat alteration;
WHEREAS, the Board of County Commissioners have found that the proposal
will not adversely effect the health, safety, and general welfare of the public in the vicinity of the
proposal:
VVHEREAS, the Board of County Commissioners have found that the proposal
does not fall within an identified Critical Area as deiined by the Grant County Resource Lands
and Critical Areas Development Ordinance;

SECTION 1, TOWNSHIP 19N, RANGE 28EWM,
GRANT COUNTY, WASHINGTON
WHEREAS, the Board of County Commissioners have found that the Plat
Alteration should be governed by the following nine (9) conditions of approval;
NOW, THEREFORE, BE IT RESOLVED, that the Board of County
Commissioners for Grant County, Washington approve by this Resolution, a plat alteration of an
approximately 2.98 acre parcel into two lots approximately 1.5 acres in size. The subject site
comprises Lot 11 of Penn Meadows located in a portion of Section l, Township 19 North,
Range28 East Willamette Meridian, Grant County, Washington.
This plat alteration is approved subject to the following conditions of approval:
1. Development shall be in compliance with the Growth Management Act, The County-Wide
Planning Policies, The Washington State Environmental Policy Act, the Grant County
Comprehensive Plan, the Grant County Zoning Ordinance, and all applicable local, state, and
federal regulations, rulings or requirements.
2. Development shall comply with all applicable requirements of the Grant County Fire
Marshal including but not limited to the Uniform Building Code and Uniform Fire Code.
3. Development shall comply with all improvements and restrictions required by the Grant
County Public Works Department.
4. Developer shall comply with all requirements deemed necessary by the Grant County Health
District , the Washington State Department of Health, and the Washington State Department
of Ecology regarding domestic water supply, sewage systems and storm water cont�•ol and
treatment including, but not limited to: RCW 90.48.080 Discharge of Polluting Water
Prohibited; WAC 173-201, Surface Water Standards; WAC 173-201A, Ground Water
Quality Standards and WAC 246-272, On-Site Sewage Systems.
If any Native American Grave site(s) or archaeological/cultural resources (Indian Artifacts)
are found all construction activity shall stop and the owner/developer sha11 immediately
notify the Colville Confederated Tribes and the Washington State Office of Archaeology and
Historic Preservation.
6. Development shall comply with the requirements of the Grant County Auditor.

7. Developtnent shall comply with the requirements of th� Grant County Assessor.
$. Any outstanding assessments shall be equitably divided and levied against the remaining
lots, parcels, tracts, or be levied equitably on the lots resulting from thc alteration.
Submit a final plat alteratian map in conformance with the Grant County Platting and
Subdivision Ox•dinance and RCW 5$.17.
