GRANT COUNTY AGRICULTURE ZONING
DISTRICT REGULATIONS AS IT RELATES
TO THE PROVISION FOR SEGREGATIONS,
AND THE GRANT COUNTY SHORT PLAT/
SHORT SUBDNISION ORDINANCE
EXEMPTIONS.

AMENDMENTS
WHEREAS, approved land subdivisions done by segregations do not always guarantee irrigation
rights, legal access, utility easements, and availability of water, sewer or any other development
regulations;
WxEREA5, allowing subdivisions and segregations of land into lot sizes that are smaller than the
Agriculture Zoning District currently allows may prove to cause irreparable harm to future development
possibilities and continue to create issues of incompatible use in close proximity with surrounding
properties; and
WHEREAS, protection of the public health, safety and general welfare requires that the division of
any land into four lots or less shall proceed in accordance with standards set in the Short Plat and Short
Subdivision Ordinance (Ordinance # 97-190-CC) to prevent the overcrowding of land; to provide
adequate facilities for water, sewage, solid waste, utilities, parks and recreation areas, sites for proper
uigress and egress; and to require conveyance by6 accurate legal description and ownership interests; and
WH�REAS, the proposal is in the public's interest and will serve to promote the public's health,
safety and general welfare; and
WH�REAS, the County is currently studying and preparing its Growth Management Act (GMA)
compliant comprehensive plan;
NOW THEREFORE� B� IT RESOLVED, that the Board of County Cominissioners for Grant
County, Washington adopt by this Resolution amendments to the above mentioned ordinances for the
Current Planning Division of the Grant County Community Development Department as Follows.

PROPOSED ZONING ORDINANCE AMENDMENTS
New Sub Section Amended
(B.) 8. Any owner-occupied residence located on the farm [as defined in RCW 84.34.020 (2)]
which is located in the Agriculture Zone Dis�rict may be subdivided once every five (5)
years in accordance with the Crrant County short plat ordinance (An Ordinance relating to
Short Plats and Short Subdivisions), Section 2. Exemptions (7), so long as the
s� smaller portion of the subdivision contains no less than one�acre ^r�

dwelling unit; and the remaining farm parcel contains no less that forty (40) acres.
Parcels created pursuant to this exemption may not be further subdivided for a period of
five (5) years except for land divisions created pursuant to Section V, Subsection (B.)
(10), of the Grant County Zoning Ordinance.
PROPOSED SHORT PLAT ORDINANCE (97-190-CC) AMENDMENTS
Remove the following exemption:
6. The division of unplatted land into two (2) parcels except where the land located in the
Agricultural Zone District; provided any subsequent division of either of the two (2)
parcels within a five (5) year period shall require a short plat or major plat in
conformance with the minimum lot size requirements in the applicable zoning district,
and this ordinance or the Grant County Platting and Subdivision Ordinance.
Amend the following exemption:
7. The division or segregation of unplatted land for an owner occupied residence pursuant to
Section V(B) (8) of the Grant County Zoning Ordinance; provided any subsequent
division of either of the two (2) parcels within a five (5) year period shall require a Short
Plat or Major Plat in conformance with the minimum lot size requirements of the
Agriculture Zone, the Short Plat and Short Subdivision Ordinance, or
the Grant County Platting and Subdivision Ordinance.
