RESOLUTION APPROVING
A PLAT ALTERATION

WHEREAS, the Board of County Commissioners of Grant County have
been advised by tha Grant County Planning Commission that an open record public
hearing was conducted on November 1, 2000, on the matter of creating four lots from lots
2 and 3 oPthe Franz Short Plat, which is located in a portion of Section 32, Township 19
North, Range 29 East Willamette Meridiaii, Grant County, Washington. The applicant
has requested that the four lots be created for eventual development in the Heavy
Industrial zone of Grant County;
WHEREAS, the Grant County Planning Commission on November 1,
2000 made a recomtnendation to the Board of County Commissioners to approve this
proposed plat alteration;
WI3EREAS, the Grant County Board of Commissioners held a closed
record public meeting on November 27, 2000;
WHEREAS, the Board of County Commissioners have made a decision
to uphold the recoznmendation to approve the proposed plat alteration request;
WHEREAS, the Board of County Commissioners have found that the
proposal is consistent with the Grant County Comprehensive Plan;
WHEItEAS, the Board of County Commissioners have Pound that the
public use and interest will apparently be served by the plat alteration;
WHEREAS, the Board of County Coinmissioners have found that the
proposal will not adversely effect the health, safety, and general welfare of the public in
the vicinity of the proposal;
NOW, THEREFORE, BE IT RESOLVED, that the Board of County
Commissioners for Grant County, Washington approve by this Resolution, a plat
alteration to create four lots froin lots 2 and 3 of the Franz Short Plat, which is located in
a portion of Section 32, Township 19 North, Range 29 East, Willamette Meridian, Grant
County, Washington.

CONDITIONS:
The following are conditions of approval, set by the Grant County Board of County
Coininissioner's in approving the proposed Plat Alteration.
1. The Proposal shall be in compliance with the Grant Cotmty Comprehensive Plan, the
Growth Manageinent Act, The Washington State Environynental Policy Act, the
Grant County Zoning Ordinance in effect on Septeinber 15, 2000, and all applicable
federal, state, aild local regulations, rulings or requirements.
2. Proposal shall coinply with all requireinents deemed necessary by the Grant County
Health District, the Washington State Department of Health, and the Washington
State Departinent oP Ecology regarding domestic water supply, sewage systems and
storm water control and treatment including, but not liinited to; RCW 90.48.080
Discharge of Polluting Water Prohibited; WAC 17,3-201, Surface Water Standards;
WAC 173-201A, Ground Water Quality Standards; and, WAC 246-272, On-Site
Sewage Systems.
Proposal shall coinply with all requirelnents of the Grant County Fire Marshal and
shall comply with the Grant County. Fire Flow Guidelines, tha Uniform Building
Code, Uniform Fire Code and all other applicable requirements for fire protection and
life safety.
4. Proposal shall coinply with all requirements of the Grant County Public Worlcs
Department, including, Uut not liinited to the following:
1) Provide a Re-Plat fee of $100.
2) Conform to Basic Plat requirements.
3) Road must be built to applicable public road standards for roads within the UGA
or a performance bond posted prior to recording the plat.
4) Access permits required prior to issuance of building permits.
Proposal shall comply with all requirements of the Grant County Auditor.
6, If any Native American Grave site(s) or arcllaeological/cultural resources (Indian
Artifacts) are found on the proposed site all construction activity shall stop and the
owner/developer shall immediately notify the Colville Confederated Tribes and the
Washington State Office of Archaeology and Historic Preservation.
7. Approval of the plat alteration shall be contingent upon confonnance with all
applicable land use rules and regulations in effect as of Septeinber 15, 2000.
8. Proposal shall comply with all requirements of the Grant County Assessor's Office,
