RESOLUTION APPROVING
A PLAT ALTERATION

WHEREAS, the Board of County Commissioners of Grant County have
been advised by the Grant County Planning Commission that an open record public
hearing was conducted on August 2, 2000, on the matter of creating one lot from lot 485
and lot 486 of Desert Aire No. 1, which is located in a portion of Section 23, Township
14 North, Range 23 East, Willamette Meridian, Grant County, Washington. The current
zoning of the property is Planned Unit Development with the underlying zoning being
Open Space Recreation.
WHEREAS, the Grant County Planning Commission on August 2, 2000
made a recommendation to the Board of County Commissioners to approve this proposed
plat alteration, wiih six conditions of approval;
WHEREAS, a SEPA Determination of Non-significance was issued on
July 17, 2000;
WHEREAS, the Grant County Board of Commissioners held a closed
record public meeting on August 28, 2000;
WHEREAS, the Board of County Commissioners have made a decision
to uphold the recommendation to approve the proposed plat alteration request;
WHEREAS, the Board of County Commissioners have found that the
proposal is consistent with the Grant County Comprehensive Plan;
WHEREAS, the Board of County Commissioners have found that the
proposal will not be detrimental to the surrounding property;
WHEREAS, the Board of County Commissioners have found that the
proposal will not adversely effect the health, safety, and general welfare of the public in
the vicinity of the proposal;

WHEI2EAS, the Board of County Commissioners have found that the
proposal is consistent with and compatible to other existing or permissible uses in the
Open Space Recreation zone.
NOW, THEREFORE, BE IT ItESOLVED, that the Board of County
Commissioners for Grant County, Washington approve by this Resolution, a plat
alteration to create one lot from lot 485 and lot 486 in Desei�t Aire Number 1, which is
located in a portion of Section 23, Township 14 North, Range 23 East, Willamette
Meridian, Grant County, Washington.
CONDITIONS:
The following are conditions oi approval, which were used in the Grant County Board of
County Commissioner's closed record public meeting to approve the proposed Plat
Alteration.
1) Development shall be in compliance with the Growth Management Act, The County-
Wide Planning Policies, The Washington State Environmental Policy Act, the Grant
County Comprehensive Plan, the Grant County Zoning Ordinance, and all applicable
local, state, and federal regulations, rulings or requirements including, but not limited
to:
a.) Final drawings must be completed by a licensed surveyor of the state.
2. Development shall comply with all applicable requirements of the Grant County Fire
Flow guidelines and the Uniform Building Code and Uniform Fire Code.
3. Development shall comply with all improvements required by the Grant County
Public Worlcs Department including, but not limited to:
a.) Provide re-plat fee of $100.00
b.) Conform to Basic Plat Requirements provided
4. Developer shall comply with all requirements deemed necessaiy by the Grant County
Health District, the Washington State Depai�tment of Health, and the Washington
State Department of Ecology regarding domestic water supply, sewage systems and
storm water control and treatment including, but not limited to; RCW 90.48.080
Discharge of Polluting Water Prohibited; WAC 173-201, Surface Water Standards;
WAC 173-201A, Ground Water Quality Standards; and, WAC 246-272, On-Site
Sewage Systems.

5. If any Native American Grave site(s) or archeological/cultural resources (Indian
Artifacts) are found, all construction activity shall stop and the owner/developer
shall immediately notify the Colville Confederata Tribes and the Washington
State Office of Archeology and Historic Preservation.
6. The use shall not create a public nuisance affecting a considerable number of people
by reason of dust, smolce, noise or traffic.
