RESOLUTION APPROVING
A PLAT ALTERATION
WILLIAM WAITES
WHEREAS, the Board of County Commissioners of Grant County have been
advised by the Grant County Planning Commission that an open record public hearing was
conducted on January 5, 2000, on the matter of altering Lot # 164 of the Larson Subdivision into
(2) lots, which is located in a portion of Section 5, Township 19 North, Range 28 East,
Willamette Meridian, Grant County, Washington;
WHEREAS, the Grant County Planning Commission on January 5, 2000 made a
recommendation to the Board of County Commissioners to approve this proposed plat alteration;
WHEREAS, the Grant County Board of Adjustment granted a variance to the
side yard setback, to allow a setback of Zero (0) feet, for the separation of a duplex during an
open record public hearing on October 13, 1999;
WHEREAS, the Grant County Board of Commissioners held a closed record
public meeting on January 31, 2000;
WHEREAS, the Board of County Commissioners have made a decision to
uphold the recommendation to approve the proposed plat alteration request;
WHEREAS, the Board of County Commissioners have found that the proposal
does conform to the general ptflrpose of the Grant County Comprehensive Plan;
WHEREAS, the Board of County Commissioners have found that the public use
and interest will apparently be served by the plat alteration;
WHEREAS, the Board of County Commissioners have found that appropriate
provisions for drainage, roads, alleys, utilities, public ways, water supplies, sanitary wastes,
parks, playgrounds, iire protection facilities, school sites and grounds and other public and private
facilities and improvements have been made;
NOW, THEI2EFORE, BE IT RESOLVED, that the Board of County
Commissioners for Grant County, Washington approve by this Resolution the plat alteration of

Larson Subdivision Plat, Lot # 164 on the following described property, subject to the conditions
listed below:
CONDITIONS:
The following are conditions of approval, which were used in the Grant County Board of County
Commissioner's closed record public meeting to approve the proposed Plat Alteration.
CONDITIONS OF APPROVAL:
Development shall be in compliance with the Growth Management Act, The County-
Wide Planning Policies, The Washington State Environment Policy Act, the Grant
County Comprehensive Plan, the Grant County Zoning Ordinance, and all applicable
local, state, and federal regulations, rulings or requirements.
2. Development shall comply with all applicable requirements of the Grant County Fire
Flow guidelines and the Uniform Building Code and Uniform Fire Code.
Development shall comply with all conditions imposed by the Grant County Public
Works Depar�ment including but not limited to:
1.) If each unit does not have a separate building sewer, water service, electrical
service, telephone service, and cable service then some type of mutual
ownership and maintenance agreement shall be recorded with the plat.
2.) A Plat fee of $100.00 is required.
4. Developer shall comply with all requirements deemed necessary by the Grant County
Health District, the Washington State Department of Health, and the Washington State
Department of Ecology regarding domestic water supply, sewage systems and storm
water control and treatment including, but not limited to: RCW 90.48.080 Discharge of
Polluting Water Prohibited; WAC 173-201, Surface Water Standards; WAC 173-201A,
Ground Watei• Quality Standards and WAC 246-272, On-Site Sewage Systems.
5. If any Native American Grave site(s) or archaeological/cultural resources (Indian
Artifacts) are found all construction activity shall stop and the owner/developer shall
immediately notify the Colville Confederated Tribes and the Washington State Ofiice of
Archaeology and Historic Preservation,
Parties shall have a common wall agreement. (See Attachment 3 Board ofAdjustment
findings)
Development shall comply with all conditions imposed as required by the Grant County
Auditor including but not limited to:
1.) To be consistent with our naming convention, we would prefer to name this
Larson Subdivision Replat No. 4 and recorded it in the Long Plat index. All
the references in the maps should then be to the Replat rather than the short
plat.
2.) A signature line for the fire marshal shall be included.
