An ordinance amending Ordinance 07-085-CC regarding Scriveners
errors relating to the amendment of Grant County Uniiied
Development Code Chapter 23.04, Zoning and 25.02, Definitions.
Recitals:
WHEREAS, the Board of County Commissioners of Grant County intend to comply
fully with the laws and regulations of the State of Washington, and;
WHEREAS, the Board of County Cominissioners of Grant County adopted a Growth
Manageinent Act compliant Coinprehensive Land Use Plan in September of 1999, and;
WHEREAS, the Board of County Commissioners of Grant County adopted a Unified
Development Code (UDC) implementing the Comprehensive Plan on October 1, 2000, and;
WHEREAS, the Grant County Unified Development Code, Chapter 25.12 "Legislative
Action", provides a process for amending the Code, and;
WHEREAS, the UDC Committee initiated an amendment, under Chapter 25.12, to the
Unified Development Code amending Chapter 23.04 and 25.02, and;
WHEREAS, the Board of County Commissioners of Grant County have been advised by
the Grant County Planning Commission that an open record public hearing was conducted on
May 2, 2007, on the matter of amending the Grant County Unified Development Code, and;
WHEREAS, on May 2, 2007 the Grant County Planning Commission voted
unanimously to recommend to the Board of County Commissioners, approval of the UDC
Amendment as proposed by UDC Committee, and;
WHEREAS, the Board of County Coinmissioners of Gr�nt County held an open record
public hearing on July 3, 2007, and;
WHEREAS, the Board of County Commissioners have been advised by the Grant
County Planning Department that the proposed UDC Amendment was processed in accordance
with the requirements of UDC Chapter 25.12 "Legislative Action", and;
WHEREAS, the Board of County Cominissioners have been advised by the Grant
County Planning Department that the proposed UDC Amendment was processed in accordance
with the requirements of UDC Chapter 24.04 "State Enviromnental Policy Act", and;

Unified DevelopmenC Code Clilpter § 23.04 and 25.02
WHEREAS, the Board of County Commissioners of Grant County have �'ound that a
Determination of Non-Signiiicance and Adoption of Existing Enviromnental Documentation was
issued for this proposal on March 14, 2006, and;
WHEREAS, the Board of Coitnty Coirunissioners have found that the proposal is
consistent with the Grant County Comprehensive Plan, and;
WHEREAS, the Board of County Commissioners have provided the public and agencies
of jtuisdiction the opportunity to provide cominent on the proposed UDC amendment, and;
WHEREAS, the Board of County Commissioners have found that the UDC
Amendments will serve the public use and interest.
WHEREAS, the Board of County Commissioners were advised scriveners errors were
found in the attachment #1 specifically Table 3, 4 and 5 adopted by Ordinance 07-085-CC, and
WHEREAS, the Board of County Commissioners held a public hearing on October 31,
2007 regarding scriveners errors found in the Tables adopted by Ordinance 07-085-CC and,
NOW, THEREFOItE, the Board of County Commissioners of Grant County do hereby
ordain to ainend the scriveners errors in Ordinance 07-085-CC and hereby amend the Grant
County Unified Development Code, Chapter 23.04 and 25.02 in the manner outlined in the
corrected Tables 3, 4, and 5 which are attached.
BE IT FURTHER ORDAINED, the effective date of this ordinance shall be at Sp.m.
the date the ordinance is adopted and signed by the Board of County Commissioners.

Notes For Tables 3, 4 and 5:
1. All uses shall be consistent with the purpose of the zoning district in which they are proposed to occur and the land use goals and policies of the Comprehensive
Plan. All land uses in zoning districts shall meet the general reb lations specified in GCC § 23.04.0�0 unless otherwise stated therein. All regulations in GCC Title
23 apply to the uses in these tables. To determine if a particular use or activity may occur in a pariicular zoning district and location, all relevant regulations must
also be consulted in addition to this table.
2. A land use, activity or development proposed to be located entirely ar partly wit�in 200 feet of the ordinary high water mark of a regulated shoreline is within the
jurisdiction of the Shareline Master Prob am shall be subject to the requirements of the Shoreline Master Program and the applicable provisions of this Chapter
and Table 3.
3. Overlay zoning districts and subarea plans provide policies and regulations in addition to those of the underlying zoning district for certain land areas and for uses.
For any Iand use, activity or development proposed to be located entirely or partly within an overlay zoning district or witl�in the jurisdiction of a subarea plan, the
applicable provisions of the overlay zoning district or subarea plan as specified in GCC § 23.04 Article N and Article VI shall prevail over any conflicting
provisions of the Grant County Code.

4 7. A Master Planned Resort may include short-term visitor accommodations that are associated with the recreational facilities of the resort. An MPR may
5 also include other permanent residential uses, conference facilities, and commercial activities supporting the resort, but only if these other uses are
6 integrated into and consistent with the on-site recreational nature of the resort. Special provisions for uses within Master Planned Resorts are specified in

facilities are conditional uses subject to the requirements of GCC § 23.04 and § 23.08.
