COUNTY, WASHINGTON.

RESOLUTION APPROVING
A PLAT ALTERATION
MUFFETT AND SONS
WHEREAS, the Board of County Commissioners of Grant County have
been advised by the Grant County Planning Commission that an open record public
hearing was conducted on July 12, 2001, on the matter of creating two lots from lot 10 of
Crook Estates , which is located in a portion of Section 14, Township 20 North, Range 26
East, Willamette Meridian, Grant County, Washm,ton. The current zoning of the
property is Rural Residential One (RRI ).
WHEREAS, the Grant County Planning Commission on July 12, 2001
made a recommendation to the Board of County Commissioners to approve this proposed
plat alteration, with the twelve conditions of approval.
WHEREAS, a SEPA Detcrrnmati< n of Non -Significance was issued on
June 29, 2001;
WHEREAS, the Grant County Board of County Commissioners held a
closed record public meeting on July 31, 2001;
WHEREAS, the Board of County Commissioners have found that the
proposal is consistent with the Grant County Coinnrehensive Plan;
WHEREAS, the Board of County k. ommissioners have found that the
proposal will not be detrimental to the surroundin., property;
WHEREAS, the Board of County Commissioners have found that the
proposal will not adversely effect the health, ;afct, , and general welfare of the public in
the vicinity of the proposal;

WHEREAS, the Board of County Commissioners have found that the
proposal is consistent with and compatible to other existing or permissible uses in the
Rural Residential One (RRl) zone.
WHEREAS, the Board of County Commissioners have found that the
appropriate provisions for drainage, roads, alleys, utilities, public ways, water supplies,
sanitary wastes, parks, playgrounds, fire protection facilities, school sites and grounds,
and other public and private facilities and improvements have been made,
WHEREAS, the Board of County Commissioners have found that a
Determination of Non -Significance was issued or June 29, 2001, and the requirements
of SEPA have been met.
WHEREAS, the Board of County Commissioners shall recognize this
request for Plat Alteration to be titled and filed wnh the Grant County Office of the
Auditor as the "Crook Estates Replat #2"
NOW, THEREFORE, BE IT RESOLVED, that the Board of County
Commissioners for Grant County, Washington approve by this Resolution, a Plat
Alteration to create two lots from lot # 10 of Crook Estates, which is located in a portion
of Section 14, Township 20 North, Range 26 East Willamette Meridian, Grant County,
Washington.
CONDITIONS:
The following are conditions of approval, which "ere used in the Grant County Board of
County Commissioner's closed record public meeting to approve the proposed Plat
Alteration.
1) Development shall be in compliance with the Growth Management Act, The County -
Wide Planning Policies, The Washington State Environmental Policy Act, the Grant
County Comprehensive Plan, the Grant County Zoning Ordinance, and all applicable
local, state, and federal regulations, rulings, and requirements.
2) Development shall comply with all applicable requirements of the Grant County Fire
Flow Guidelines and the Uniform Building Code and Uniform Fire Code

3) Development shall comply with all improvements required by the Grant County
Public Works Department including, but not limited to:
a) Provide a Replat check fee of S100.00
b) Conform to all basic Plat requirements
c) Access permits must be obtained prior to a building permit.
4. Developer shall comply with all requirements deemed necessary by the Grant County
Health District, the Washington State Department of Health, and the Washington State
Department of Ecology regarding domestic water supply, sewage systems and storm
water control and treatment, including, but not limited to: RCW 90.48.080 Discharge
of Polluting Water Prohibited; WAC 173-201, Surface Water Standards; WAC 173-
201A, Ground Water Quality Standards and W V7 246-272, On -Site Sewage Systems.
5. If any Native American Grave site(s) or archeological/cultural resources (Indian
Artifacts) are found, all construction activity shal I stop and the owner/developer shall
immediately notify the Colville Confederated Tri )es and the Washington State Office
of Archeology and Historical Preservation.
6. Proposal shall comply with all requirements of lb,-, grant County Auditor.
7. Proposal shall comply with all requirements of the United States Department of
Interior, Bureau of Reclamation, and the South Ck llumbia Basin Irrigation District.
8. Proposal shall comply with all requirements of the Grant County Assessor's Office.
9. Development shall comply with all requirements ( eemed necessary by the
Washington State Department of Transportation
10. Approval of the plat alteration shall be contingent upon conformances with all
applicable land use rules and regulations in effect as of May 22, 2000.
11. The Replat shall be surveyed by; or under the supervision of a registered land
Surveyor of the state.
12, The preparation of the final Replat shall be certified on the Replat by said
registered land surveyor that it is a true and corrc� t presentation of the lands actually
surveyed.
