RESOLUTION NO. 2002 -159 -CC
RESOLUTION APPROVING
A PLAT ALTERATION
DANIEL AND VIRGINIA
DIETRICH
WHEREAS, the Board of County Commissioners of Grant County have been advised by the Grant
County Planning Commission that an open record public hearing was conducted on September 4, 2002,
on the matter consolidating lots 1,2 and 3 of Whites Addition to Lake View Country Club #4 in a portion
of the Section 22; Township 14 North; Range 23 East; Willamette Meridian, Grant County, Washington;
and,
WHEREAS, the Grant County Planning Commission on September 4, 2002, made a
recommendation to the Board of County Commissioners to approve this proposed plat alteration; and,
WHEREAS, the Grant County Board of Commissioners held a closed record public hearing on
October 23, 2002; and,
WHEREAS, the Board of County Commissioners have made a decision to uphold the
recommendation to approve the proposed plat alteration rcquest; and,
WHEREAS, the Board of County Commissioners hive found that the proposal is consistent with the
Grant County Comprehensive Plan; and,
WHEREAS, the Board of County Commissioners have found that the public use and interest will
apparently be served by the plat alteration; and,
WHEREAS, the Board of County Commissioners have found that the proposal will not adversely
effect the health, safety, and general welfare of the public in the vicinity of the proposal; and,
WHEREAS, the Board of County Commissioners have found that the proposal has been reviewed
for Critical and Cultural Resource Areas according to the Unified Development Code Chapter 24.08 and
Critical Areas Maps and appears to not be located in any ,>f these areas; and.
WHEREAS, the Board of County Commissioners have concluded that appropriate provisions for
drainage, roads, alleys, utilities, public ways, water supplies, sanitary wastes, parks, playgrounds, fire
protection facilities, school sites, and grounds and other public and private facilities and improvements
have been made in making its decision

NOW, THEREFORE, BE IT RESOLVED, that the Board of County Commissioners for Grant County,
Washington approve by this Resolution, a plat alteration to consolidate lots 1,2, and 3 of Whites Addition
to Lakeview Country Club Phase #4 in a Portion of Section `5. Township 22 North: Range 26 East;
Willamette Meridian, Grant County, Washington.

Lots 1,2,and 3 of White's Addition to Lakeview Country Club Phase 4 According to the Plat thereof
recorded in volume of 18 plats page 40 records of Grant County Washington
Conditions of Approval:
The Following are conditions of approval which were utilized in the Grant County Board of County
Commissioner's closed record public hearing to approve the granting of this plat alteration
1. The Proposal shall be in compliance with, The Washington State Environmental Policy Act, the Grant
County Unified Development Code and all applicable federal, state, and local regulations, rulings or
requirements.
2. Proposal shall comply with all requirements deemed necessary by the Grant County Health District,
the Washington State Department of Health, and the Washington State Department of Ecology
regarding domestic water supply, sewage systems and storm water control and treatment including,
but not limited to; RCW 90.48.080 Discharge of Polluting Water Prohibited; WAC 173-201, Surface
Water Standards; WAC 173-201A, Ground Water Qu�ditx Standards; and, WAC 246-272, On -Site
Sewage Systems.
3. Proposal shall comply with all requirements of the Grant County Fire Marshal and shall comply with
the Grant County Fire Flow Guidelines, the Uniform Building Code, Uniform Fire Code and all other
applicable requirements for fire protection and hfc safety
4. Proposal shall comply with all requirements of the Grant County Public Works Department.
Including but not limited to:
a) Provide a $100.00 Replat Check fee
b) Vicinity map is not correct
c) Legend symbol is missing
d) Bearings are missing along some lot lines
e) Fairway Drive is South of Putter Road is not currently a county road. All access until adjacent
Fairway Drive is accepted to the County road system, shall be on Putter Rd.
f) An approach permit is required prior to the issuance of a building permit.

5. Proposal shall comply with all requirements of the Grant County Auditor
6. If any Native American Grave site(s) or archaeological/cultural resources (Indian Artifacts) are found
on the proposed site all construction activity shall stop and the owner/developer shall immediately
notify the Grant County Planning Department, Colville Confederated Tribes and the Washington State
Office of Archaeology and Historic Preservation.
7. Approval of the plat alteration shall be contingent upon conformance with all applicable land use rules
and regulations in effect as of August 8, 2002.
8. Proposal shall comply with all requirements of the Grant County Assessor's Office
9. Development shall comply with all requirements of Giant County's Planning Department, including
but not limited to:
a) Comply with all requirements listed in UDC Chaptcr 22.04 Article V Final Subdivisions and Short
Subdivisions.
b) Add this "block" of information to the final plat.

10. The location, width, and nature of proposed utilitx easements located along property lines shall be
