RESOLUTION APPROVING
A PLAT ALTERATION
BILL S ROSALIE WILCOX
WHEREAS, the Board of County Commissioners of Grant County have been advised by the
Grant County Planning Commission that an open record public hearing was conducted on September
04, 2002, on the matter of creating one lot from lots 4 & 5 of White's Addition to Country Club, Phase
#5, Replat #1, in a portion of Section 25; Township 22 North; Range 26 East; Willamette Meridian,
Grant County, Washington; (Parcels: #08-1844-000 & 08-1845-000, Tieing in the UR2 Zone) and,
WHEREAS, the Grant County Planning Commission on September 4, 2002, made a
recommendation to the Board of County Commissioners to approve this proposed plat alteration; and,
WHEREAS, the Grant County Board of County Commissioners held a closed record public
hearing on September 24, 2002; and,
WHEREAS, the Board of County Commissioners have made a decision to uphold the
recommendation to approve the proposed plat alteration request; and,
WHEREAS, the Board of County Commissioners have found that the proposal is consistent
with the Grant County Comprehensive Plan; and,
WHEREAS, the Board of County Commissioners have found that the public use and interest
will apparently be served by the plat alteration; and,
WHEREAS, the Board of County Commissioners have found that the proposal will not
adversely effect the health, safety, and general welfare of the public in the vicinity of the proposal; and,
NOW, THEREFORE, BE IT RESOLVED, that the Board of County Commissioners
for Grant County, Washington approve by this Resolution, a plat alteration to create one lot from Lots
4 & 5 of White's Addition to Lakeview Country Club, Phase #5, Replat #1, in a portion of Section 25;
Township 22 North; Range 26 East; Willamette Meridian; Grant County, Washington.

"Conditions of Approval:"
The following are conditions of approval, which were used in the Grant County Board of County
Commissioner's closed record public meeting to approve the proposed Plat Alteration:
1) The Proposal shall be in compliance with the Grant County Comprehensive Plan, the Grant
County Unified Development Code, the Growth Management Act, The Washington State
Environmental Policy Act, the Grant County Zoning Ordinance, the Grant County Resource
Lands and Critical Areas Development Ordinance and all applicable federal, state, and local
regulations, rulings or requirements.
2) Proposal shall comply with all requirements deemed necessary by the Grant County Health
District, the Washington State Department of Health, and the Washington State Department of
Ecology regarding domestic water supply, sewage systems and storm water control and
treatment including, but not limited to; RCW 90.48.080 Discharge of Polluting Water
Prohibited; WAC 173-201, Surface Water Standards; WAC 173-201A, Ground Water Quality
Standards; and, WAC 246-272, On -Site Sewage Systems.
3) Proposal shall comply with all requirements of the Grant County Fire Marshal and shall comply
with the Grant County Fire Flow Guidelines, the Uniform Building Code, Uniform Fire Code
and all other applicable requirements for fire prolection.
4) If any Native American Grave site(s) or archaeological/cultural resources (Indian Artifacts) are
found all construction activity shall stop and the owner/developer shall immediately notify the
Grant County Planning Department, the Colville Confederated Tribes and the Washington State
Office of Archaeology and Historic Preservation
5) Preliminary Re -plat approval shall be contingent upon conformance with all applicable land use
rules and regulations in effect as of August 15, 2002.
6) Preliminary Re -plat approval shall be consistent with recorded restrictions with Final Plat
approval of Whites' Addition to Lakeview Country Club, Phase 5, as recorded on May 7, 1998.
7) Development shall comply with Grant County Unified Development Code including but not
limited to Chapter 22.04 & § 22.04.260 "Time Limitations."
8) Development shall comply with Grant County Unified Development Code Chapter 22.04
Article 5 "Final Subdivisions and Short Subdivisions "
9) Proposal shall comply with all requirements of Grant County Public Works Department
including but not limited to:
A) Provide a $100.00 a replat check fee

B) An approach permit is required prior to the issuance of a building permit.
C) Legend symbol is missing.
D) South lot lines need bearings included.
10) Development shall comply with all requirements of the Grant County Assessor's Office
including but not limited to:
A) As Trustees, Bill & Rosalie Wilcox, must sign the final plat as such.
11) Development shall comply with all requirements of the Grant County Emergency Services
Department including but not limited to:
A) Address will remain as 952 Putter Road Northwest.
12) Development shall comply with all requirements of the Grant County Health District including
but not limited to:
A) Property owner must use the community water supply.
B) A private well is not allowed.
13) Add the following "block" of information to the Final Replat
Zoning:

14) The location, width, and nature of proposed utility easements located along property lines shall
